Who this course is for
A practical route into supervised real estate work.
For people entering sales-agent work or supporting a brokerage who want accurate records, respectful client contact and clear decision handoffs.
The operating cycle
Move from an inquiry to a reliable next action.
Use a repeatable sequence derived from real sales-agent work: clarify, verify, prepare, route, communicate and review.
Curriculum
Four modules. Twenty-three applied lessons.
Start the relationship and keep a reliable record
A promising inquiry is useful only when you know where it came from, what contact is permitted and what the person has actually asked for. This module moves from role authority to a respectful first conversation, so you can establish the scope of a task before sending a message or making a commitment.

02Receive an inquiry with permission
Check inquiry source and contact permission, then choose an authorized next question.
Five practical steps
- Capture the original event
- Classify the route
- Inspect permission evidence
- Write the request as stated
- Identify the smallest useful next question; assign and time the next action

04Maintain the next-action record
Keep a dated internal record of promises, changes, owners and the next check.
Five practical steps
- Open the authoritative record
- Read the last promise; record the change with provenance
- Choose the affected action; set one owner and check time
- Check contact permission; close only with evidence
- Reopen on new information
Primary deliverable: Contact and next-action register.
05Send a clear service update
Write a factual client update from the current record without implying an unapproved promise.
Five practical steps

- Check the decision boundary; draft the five message sections
- Set a deliverable next update time; read as the recipient
- Send and record evidence

Turn property information into useful options
Clients need more than a list of properties or a confident number. They need to know which facts have been checked, which evidence is comparable, and which questions remain before a pricing or property decision. This module builds that reasoning from a source log through comparisons and a broker-ready discussion.

- Confirm permitted search and contact scope; gather the same core facts for each option
- Gather option-specific facts; mark fit without inventing certainty

Review a seller's listing facts before marketing.

The situation
A fictional residential seller wants a listing ready for broker review on Friday. A seller email, county extract and draft brokerage sheet give three different floor-area figures. Two descriptions of kitchen work also disagree, and supporting detail is missing. Public marketing has not been approved.
Your task
Prepare one brief that separates each source statement from verified fact, identifies missing evidence, holds disputed claims from public copy, asks the broker precise approval questions and sets a useful check before Friday.

Who is this real estate agent course for?
For aspiring or newly licensed U.S. sales agents, brokerage support professionals, and adjacent client-facing professionals who want a reliable method for supervised client and property work. The examples cover residential, investor-focused and commercial situations.
How does the course work?
The course is online and self-paced. Four modules contain 23 applied lessons, each with a practical method, fictional case, blank template, completed example and AI-supported or manual practice. An applied seller-listing capstone asks you to prepare one broker-ready brief. Study time is up to one month.
How is AI used in the practical work?
Each lesson offers an optional drafting prompt and a separate critique prompt tied to its work product. Use fictional or properly authorized information, check source dates and accuracy, and seek broker or specialist review where the decision belongs to them. The exercises can also be completed without AI.
What evidence supports the curriculum?
MTF Institute reviewed 145 current U.S. real estate sales-agent postings from 11 employers and separately examined six recent changes in the work. The vacancy sample is a point-in-time review with reused employer templates, not a national estimate. The vacancy study, independent trends article and open research record are linked below.
What practical work will I complete?
You will build a role and authority map, client discovery brief, dated property fact log, local comparable analysis, listing draft for review, offer-decision note, milestone tracker and specialist handoff records. The capstone is one broker-ready listing review brief based on conflicting fictional seller and property sources.
Do I need a real estate license to study?
You can study the course without holding a license. For actual client work, check the applicable state requirements and your employing broker's supervision and approval process. Course completion alone does not grant a state license or permission to represent a client.
What certificate and access will I receive?
After successful enrollment, you will receive access to the MTF learning platform. Completing the course provides an MTF Institute professional course-completion certificate for Real Estate Agent Professional Certificate.
