For field professionals moving toward office estimating, early-career estimators and trade teams that need a disciplined quantity and bid-support workflow.
The operating cycle
Move from assigned scope to an authorized price decision.
Use one estimate record to carry current sources, quantities, costs, quotations and open decisions from intake through review and handoff.
Curriculum
Four modules. Twenty applied lessons.
Project Information and Scope Control
A bid starts with a source problem: a deadline, a package boundary, drawings or written schedules at different revisions, and questions that may affect cost. The learner begins by identifying which information controls and which decisions belong to a reviewer. The module moves from assignment and document intake to discipline cues, specifications and a practical scope breakdown. Learners practice finding a missing dimension or conflicting note and writing a precise clarification instead of guessing what a drawing or standard means.

Quantity Takeoff from Controlled Data
Quantity takeoff turns current project information into measurements another estimator can recalculate. You will work from supplied written schedules, dimensions and revisions, showing the source, unit, calculation and unanswered question behind each result. The lessons move from counts, lengths, areas and volumes—including an MEP device and conduit schedule—to concrete, masonry, framing, drywall and finishes. You will then separate net installed work from material purchased with an approved waste and packaging rule, and check an imported quantity against the current revision and a manual control total. By the end, you can hand a lead estimator a unit-labelled quantity basis and precise questions for missing detail. When an actual drawing or model needs graphical interpretation, route that measurement to a qualified reviewer before it enters a live price.
06 Units and the Quantity Takeoff Method
Produce a reproducible written-data takeoff across basic building and MEP schedule items, including a checked device count or conduit/duct/pipe length and a missing-detail escalation.
Five practical steps
- Confirm the active source and assigned scope
- Split the scope into measurable lines
- Copy the source facts before calculating
- Calculate net quantities with visible formulas
- Make a manual control check; Classify exceptions and hand off
Primary deliverable: Unit Takeoff Plan and Control Total.
07 Concrete and Masonry Quantities from Schedules
Calculate supplied concrete and masonry schedule quantities without inventing reinforcement or formwork details.
Five practical steps
- Verify the current schedule and assigned elements
- Choose one quantity unit per line
- Convert every dimension to compatible units
- Calculate gross geometry and explicit deductions
- Measure separately supplied auxiliary work; Perform a second-path check and hand off
Primary deliverable: Concrete and Masonry Quantity Sheet.
08 Framing, Drywall and Finish Takeoffs
Calculate opening-adjusted interior assembly quantities without duplicating faces.
Five practical steps
- Identify the assembly and active schedule
- Name every measurable face and component
- Calculate gross face geometry
- Deduct stated openings from each affected scope once
- Allocate finish zones within net faces; Measure supplied framing lines and hold missing detail; Cross-check and hand off
Primary deliverable: Interior Assembly Quantity Sheet.
09 Waste, Packaging and Purchase Quantities
Convert net installed quantities to purchase quantities using one justified waste and pack rule.
Five practical steps
- Confirm the net input and its source
- Record the authorized allowance rule
- Compute the allowance-adjusted target
- Record purchasable unit capacity
- Divide, round once, and check capacity; Review scope and hand off
Primary deliverable: Installed-to-Purchase Conversion Sheet.
10 Revisions and Imported Takeoff Reconciliation
Reconcile an imported takeoff to the current source, units, scope and manual control total.
Five practical steps
- Freeze the candidate and identify its basis
- Build a source-side checklist
- Match by scope, location and unit
- Recalculate from the current source
- Quantify variance in the same unit; Check independent controls; Route the decision and preserve the trail
Primary deliverable: Takeoff Revision Reconciliation.
Cost Build-Up and Trade Pricing
A checked takeoff becomes useful for pricing only when each input has a clear source, unit, scope and date. In this module, you prepare an approved-channel material pricing request, calculate labor from a stated productivity basis and evaluate equipment by its quoted period and availability. You then assemble the accepted direct-cost components while keeping project-wide general conditions separate. The module ends with two returned trade offers for one approved request. You will compare them against the same revision and scope, normalize only supported priced differences, and hold an unpriced gap for the lead estimator. The result is a cost and quotation basis another professional can review, not a live supplier commitment or final bid decision.
11 Authorized RFQ, Material Price Basis and Validity
Prepare an authorized, complete written material-pricing request and validate a supplied returned quote before using its price.
Five practical steps
- Confirm the controlling inputs
- Write the question a supplier can answer
- Route the request for authorization
- Capture the returned response
- Test parity and calculate; Hand off a status and next action
Primary deliverable: Authorized Material RFQ and Price Basis Register.
12 Labor Productivity, Crew Hours and Rate Basis
Calculate crew-hours, worker-hours and labor cost from an explicit productivity denominator.
Five practical steps
- Define the included labor task
- Write the production input with its denominator
- Calculate elapsed crew time
- Convert to worker-hours and apply a supplied adjustment
- Apply the authorized rate and inspect scope overlap; Record the reviewer choice and handoff
Primary deliverable: Labor Hours Build-Up.
13 Equipment Price Basis, Period and Availability
Validate and calculate an equipment price basis by unit, duration and scope, with explicit availability and overlap checks.
Five practical steps
- Name the reviewed equipment task
- Build a time line
- Read each supplier charging rule literally
- Calculate a comparable candidate
- Check overlap and schedule viability; Write a proposed basis and handoff
Primary deliverable: Equipment Price Basis Sheet.
14 Trade Direct Cost and Site General-Conditions Assembly
Produce one checked cost-layer assembly with distinct trade direct and project-general-condition totals and no double counting.
Five practical steps
- Freeze the assigned scope and revision
- Bring in checked direct components
- Calculate trade direct cost
- Build project general conditions separately
- Run an overlap and boundary test; Hand off distinct totals and open decisions
Primary deliverable: Cost-Layer Assembly Sheet.
15 Subcontractor Quotation Scope Leveling
Produce a scope-normalized trade quote comparison whose two offers are traceably matched to one approved, supplied request.
Five practical steps
- Read the approved request
- Register each received offer
- Test request parity
- Separate priced differences from gaps
- Calculate provisional normalized figures; Check overlap with the internal estimate and other packages; Give the lead a decision-ready status
Primary deliverable: Subcontractor Quote Leveling Grid.
Bid Recommendation, Approval and Handoff
Your quantities and cost inputs are ready for review. This module shows how an estimator turns them into a controlled pricing recommendation: apply the employer's overhead and profit rules, inspect tender requirements, and explain risk or a value option without hiding an unresolved scope item in a percentage. You will then handle a late bid change, route the current version to the authorized signer, and prepare a clear handoff when a project is awarded. If a pursuit ends without an award, you will close its record and keep the estimating basis available for the next opportunity.
16 Corporate Overhead, Profit, Markup and Margin
Calculate markup and margin correctly from an employer-given policy and base.
Five practical steps
- Confirm the accepted cost inputs
- Copy the employer's exact pricing rule
- Build the base once
- Calculate overhead and profit with visible formulas
- Run a simple error comparison; Present and route the proposed amount
Primary deliverable: Markup and Margin Calculation Sheet.
17 Tender Documentation and Estimate Review
Prepare a complete tender review index with source-verified forms and commitments.
Five practical steps
- Extract the buyer's requirements
- Bind each requirement to the current estimate
- Assign document and decision owners
- Inspect each draft for contradictions
- Set a release status and recovery action; Hand off the packet for authorization and retain a record
Primary deliverable: Tender Submission Index and Review Checklist.
18 Risk, Contingency and Value-Engineering Options

Applied capstone
Prepare a clinic finish-work bid recommendation.
Use the course methods relevant to one finish-work package. Show a decision-ready basis for review, with the unanswered scope and price questions still visible.
The situation
A clinic reception finish-work bid has a revised written dimension schedule, a supplier price, a crew basis and two trade offers. One offer omits an adhesive price and the substrate and alternate treatment still need a decision.
Your task
Calculate active net and purchase quantities, build a dated direct-cost reference, compare both offers against the same approved request and prepare a review-ready sheet for the lead estimator. Keep unpriced work open for the authorized next decision.
