## Who this course is for

This course serves aspiring or newly licensed U.S. real estate sales agents, brokerage coordinators and adjacent property professionals. You will practise on fictional residential, investor-focused and commercial cases. The work begins with the authority and permission relevant to a particular state and brokerage, then moves through client discovery, property information, listing preparation and transaction handoffs.

## What you will be able to do

You will be able to receive a client inquiry respectfully, confirm the person&#039;s stated goal, keep a current next-action record, distinguish a property claim from verified evidence, compare local options and prepare a broker-ready question. You will also plan authorized appointments, track an offer or milestone without overstating its status, recognize an exception and route it to the responsible client, broker, lender or specialist. The goal is a useful work product with its source, owner and next check visible.

## Curriculum

Four modules contain 23 applied lessons. Every lesson connects one everyday work problem to a practical method and a named work product. Twenty core lessons are arranged five per module; three additional full lessons follow the five core lessons in Module 3 and address property condition, referral or compensation interests, and suspicious payment instructions.

### Module 1 - Start the relationship and keep a reliable record

A promising inquiry is useful only when you know where it came from, what contact is permitted and what the person has actually asked for. This module moves from role authority to a respectful first conversation, so you can establish the scope of a task before sending a message or making a commitment.

You will turn that conversation into a record a colleague can understand and a client update that reflects the facts. Practise neutral questions, accurate restatement, source and permission checks, promised follow-up and a clear handoff when a decision belongs to someone else.

- **Know your role before you act** — Distinguish your preparatory work from client, broker and specialist decisions before taking action. Produce a role and authority map.

- **Receive an inquiry with permission** — Check inquiry source and contact permission, then choose an authorized next question. Produce a contact-permission and intake record.

- **Discover and confirm the client&#039;s goal** — Use neutral questions and confirmation to turn a conversation into the client&#039;s stated goal. Produce a client-confirmed discovery brief.

- **Maintain the next-action record** — Keep a dated internal record of promises, changes, owners and the next check. Produce a contact and next-action register.

- **Send a clear service update** — Write a factual client update from the current record without implying an unapproved promise. Produce a client-facing status update.

### Module 2 - Turn property information into useful options

Clients need more than a list of properties or a confident number. They need to know which facts have been checked, which evidence is comparable, and which questions remain before a pricing or property decision. This module builds that reasoning from a source log through comparisons and a broker-ready discussion.

You will match options to a client&#039;s own criteria and prepare listing information for review. Treat market measures, platform features and advertised incentives as dated inputs with limits, so your work remains useful when a local market, property or approved channel differs from the example.

- **Verify the property facts** — Compare conflicting property claims and log their sources, dates and verification status. Produce a property fact and source log.

- **Compare local evidence** — Select relevant local comparables and explain what their differences allow you to say. Produce a local comparable analysis.

- **Prepare a pricing discussion** — Prepare a balanced pricing discussion for broker review, preserving uncertainty and client choice. Produce a pricing and uncertainty discussion brief.

- **Match options to stated criteria** — Compare property options against the client&#039;s confirmed criteria and expose unanswered questions. Produce a criteria-to-opportunity match matrix.

- **Prepare listing information for approval** — Draft listing information from supported facts and route claims for approval before marketing. Produce a listing and marketing draft-for-review.

### Module 3 - Coordinate a transaction and respond to exceptions

Appointments, offers and transactions involve people making different decisions at different times. Practise checking access, communicating inclusively, distinguishing a proposal from a client&#039;s instruction, and keeping ordinary milestones visible to the right participants.

When a new issue appears, record the exact fact, affected step, recipient and next check. You will also practise the first safe response to a property-condition question, a referral or compensation concern and a suspicious payment message. Each situation calls for a clear pause, a well-formed question and a confirmed handoff to the right person.

- **Plan a safe appointment** — Plan a visit around current status, access permission, change response and follow-up. Produce a appointment and access plan.

### Module 4 - Adapt the work and improve the operating rhythm

The same service discipline travels across practice settings, but the facts needed for an investor opportunity or a commercial property can differ sharply from a residential buyer case. Identify those differences, confirm the brokerage&#039;s authority and ask specialists the right question before drawing a conclusion.

You will close with lender handoffs, approved digital and AI tools, and a practical rhythm of daily, weekly, monthly and event-driven review. Build a working method you can adapt to a real employer&#039;s process while keeping records, promises and source dates current.

## How the course works

Study each explanation, follow the connected fictional case and complete a practical artifact using a blank template and a worked example. Optional AI practice offers a drafting prompt and a separate critical review prompt for the same artifact; the manual route covers the same decision and quality check. Check every statement against the supplied evidence and your actual role permissions. Each lesson ends with a workplace-transfer action that you can adapt to authorized information and your employer&#039;s current process.

The applied capstone gives you a fictional seller who wants a listing reviewed before Friday. A seller email, county extract and draft brokerage sheet disagree about floor area, while renovation wording lacks support. Prepare one broker-ready listing review brief that compares the dated source statements, holds disputed claims from public copy, asks for the missing evidence and gives the supervising broker precise questions and a useful next check.
