## Professional Certificate in Construction Estimating & Quantity Takeoff

Control project information, calculate construction quantities and costs, compare trade offers, and prepare a review-ready bid recommendation from supplied written data.

## Who this course is for

For field professionals moving into estimating, junior estimators, trade takeoff coordinators and preconstruction assistants.

## Curriculum

Four modules and 20 applied lessons, followed by one separate clinic finish-work capstone.

### Module 1: Project Information and Scope Control

1. **The Estimator’s Assignment and Approval Boundary** — Identify the assigned package, reviewer, allowable actions and escalation triggers in one brief. Work product: Assignment and Authority Brief.
2. **Project Document Intake, Revisions and Addenda** — Select the controlling document/addendum version and record affected quantities. Work product: Document Revision Register.
3. **Dimensioned Drawings, Scale Questions and Discipline Cues** — Use supported dimensions and units while routing unresolved graphical details to a qualified reviewer. Work product: Dimension Interpretation and Escalation Sheet.
4. **Specifications, Notes and Clarification Requests** — Write a source-linked clarification and show the affected estimate line. Work product: Specification and Clarification Log.
5. **Scope Breakdown and Classification Concepts** — Assign each work item to one included scope and record exclusions or overlaps. Work product: Scope Breakdown and Exclusions Map.

### Module 2: Quantity Takeoff from Controlled Data

6. **Units and the Quantity Takeoff Method** — Produce a reproducible written-data takeoff across basic building and MEP schedule items, including a checked device count or conduit/duct/pipe length and a missing-detail escalation. Work product: Unit Takeoff Plan and Control Total.
7. **Concrete and Masonry Quantities from Schedules** — Calculate supplied concrete and masonry schedule quantities without inventing reinforcement or formwork details. Work product: Concrete and Masonry Quantity Sheet.
8. **Framing, Drywall and Finish Takeoffs** — Calculate opening-adjusted interior assembly quantities without duplicating faces. Work product: Interior Assembly Quantity Sheet.
9. **Waste, Packaging and Purchase Quantities** — Convert net installed quantities to purchase quantities using one justified waste and pack rule. Work product: Installed-to-Purchase Conversion Sheet.
10. **Revisions and Imported Takeoff Reconciliation** — Reconcile an imported takeoff to the current source, units, scope and manual control total. Work product: Takeoff Revision Reconciliation.

### Module 3: Cost Build-Up and Trade Pricing

11. **Authorized RFQ, Material Price Basis and Validity** — Prepare an authorized, complete written material-pricing request and validate a supplied returned quote before using its price. Work product: Authorized Material RFQ and Price Basis Register.
12. **Labor Productivity, Crew Hours and Rate Basis** — Calculate crew-hours, worker-hours and labor cost from an explicit productivity denominator. Work product: Labor Hours Build-Up.
13. **Equipment Price Basis, Period and Availability** — Validate and calculate an equipment price basis by unit, duration and scope, with explicit availability and overlap checks. Work product: Equipment Price Basis Sheet.
14. **Trade Direct Cost and Site General-Conditions Assembly** — Produce one checked cost-layer assembly with distinct trade direct and project-general-condition totals and no double counting. Work product: Cost-Layer Assembly Sheet.
15. **Subcontractor Quotation Scope Leveling** — Produce a scope-normalized trade quote comparison whose two offers are traceably matched to one approved, supplied request. Work product: Subcontractor Quote Leveling Grid.

### Module 4: Bid Recommendation, Approval and Handoff

16. **Corporate Overhead, Profit, Markup and Margin** — Calculate markup and margin correctly from an employer-given policy and base. Work product: Markup and Margin Calculation Sheet.
17. **Tender Documentation and Estimate Review** — Prepare a complete tender review index with source-verified forms and commitments. Work product: Tender Submission Index and Review Checklist.
18. **Risk, Contingency and Value-Engineering Options** — Present a risk and value option with evidence, impact and decision owner. Work product: Risk and Value Option Decision Memo.
19. **Bid-Day Changes, Review and Authorization** — Reconcile a late change to current quantities, prices and approval before submission. Work product: Bid-Day Change and Approval Log.
20. **Estimate Handoff and Post-Award Learning** — Transfer an accepted estimate basis or record a no-award disposition without rewriting the historical bid. Work product: Estimate-to-Operations Handoff Record.

## Applied capstone

Prepare a Clinic Finish-Work Bid Recommendation from a revised written schedule, dated cost basis and two trade offers. Keep the missing adhesive price and scope questions open for review.

## Evidence behind the course

The curriculum draws on 100 selected current U.S. construction estimating vacancies in a purposive 50 general-contractor / 50 specialty-trade sample, plus a dated trends review. The vacancy counts describe this selected sample, not national prevalence.

## Frequently asked questions

### Who is this construction estimating course for?

It is designed for field professionals moving toward office estimating, junior estimators, trade takeoff coordinators and preconstruction assistants. The supplied cases let you practise before using an employer's current documents and approval route.

### How is the course organised?

Study four self-paced modules with 20 applied lessons, three Role Starter Pack pages and one separate capstone. Each lesson pairs a method with a worked case and a reusable professional record.

### What quantity takeoff will I practise?

You will calculate counts, lengths, areas and volumes from written dimensions and schedules, including concrete, masonry, framing, drywall, finishes and a small MEP schedule. A live graphical drawing or model still requires qualified interpretation and review.

### What practical work will I complete?

You will produce 20 distinct primary artifacts, including a revision register, unit-labelled takeoff sheets, material purchase basis, labor and equipment price basis, subcontractor scope comparison, bid review record and project handoff.

### How is AI used in the lessons?

Each lesson includes a drafting prompt and a separate critique prompt with a complete practice context. You check source versions, units, arithmetic, scope and decision authority before any result is used in a real estimate.

### What evidence supports the curriculum?

The curriculum draws on MTF Institute analysis of 100 selected current U.S. estimating vacancies, balanced between general-contractor and specialty-trade postings, plus a separate review of dated estimating trends. These selected postings describe observed requirements and are not a national prevalence estimate. Read the vacancy study, archived report and trends article.

### What access and certificate will I receive?

After enrollment, MTF Institute emails access to the online course. Completing it provides an MTF Institute professional course-completion certificate bearing the full program title.
